Housing Options Growing with Campus Community

Northside Construction

New apartments and townhomes are starting to take shape at the Northside development across the street from the University. The housing is expected to open in time for the start of the fall semester.

As student enrollment continues to increase, UT Dallas is working to address the need for additional housing on or near campus.

Progress continues on the construction of Northside, the mixed-use development at the intersection of Synergy Park Boulevard and Floyd Road, across the street from campus. The University leased the land to co-developers Balfour Beatty Campus Solutions LLC and Wynne/Jackson Inc., which plan to open the housing portion of the property in time for the start of the fall 2016 semester.

More than 50 percent of Northside’s housing space is leased, and applications are being accepted online and at a temporary leasing office adjacent to the construction site. The complex is open to students, faculty, staff and local community members, and has 600 beds through a mix of one-, two-, and three-bedroom furnished apartments and 16 two- and three-bedroom townhomes.

A parking garage, surface parking lot and residential amenities, such as a pool, fitness center and dog park, will be included, as well as a parklike pedestrian mall that can be closed off to accommodate events. Approximately 20,000 square feet of retail is expected to include entertainment venues, restaurants and shops. Decisions regarding potential retail tenants will be announced in the coming months.

On and Near Campus

  • Northside is a mixed-used development within walking distance from campus, which will include numerous housing and retail options.
  • The University Commons residence halls and University Village apartments offer housing that provides convenient access to classes, study space and recreation areas, as well as specialized programs such as Living Learning Communities.
  • There are a variety of other off-campus housing options in close proximity to campus.

“It is exciting that we will soon have these amenities and housing options in close proximity to our campus,” said Dr. Calvin Jamison, vice president for administration. “The Northside development will add greatly to the student, faculty, staff and visitor experience when it opens this fall.”

To help keep up with the on-going demand for on-campus housing, the University also is in the planning process to build two new apartment-style residence halls, which are expected to provide a total of 800 new beds on campus for fall 2017. This month, the design and development plans will go before The University of Texas System Board of Regents for approval to move forward with construction.

With approximately 5,000 students living on campus in UT Dallas’ five residence halls and nine apartment phases, the University has rapidly expanded its housing infrastructure to keep up with student enrollment trends over the last decade.

“The first 400-bed, on-campus residence hall opened in 2009 when we had about 15,700 students,” Jamison said. “Adding housing and comprehensive dining services to campus forever changed the dynamic of our University community and has helped us grow from a commuter-based school to a more traditional college campus.”

Demand for housing is expected to continue to increase as enrollment is projected to grow from 24,500 students in fall 2016.
